If you buy a building made for today\u2019s draft rules \u2013 and I say &#8216;draft&#8217; \u2013 you could fall foul of tomorrow\u2019s final law. <\/p>\n\n\n\n<p class=\"has-medium-font-size\">And falling foul means a refit; that\u2019s where many \u20ac1,000s will be added to your end cost, and to change the roof or floor or even all external and internal walls, means take it down, including the windows and doors that almost unquestionably won\u2019t come to the new regulations; that\u2019s why we say please\u2026 WAIT!<\/p>\n\n\n\n<ol start=\"2\" class=\"wp-block-list\">\n<li class=\"has-medium-font-size\">Sadly, cowboy builders are already sniffing you and the Web !!<\/li>\n<\/ol>\n\n\n\n<p class=\"has-medium-font-size\">Whenever new rules are in the works, chancers show up fast. They\u2019ll promise you a \u201ccompliant\u201d building that is as compliant as a shed! And they want to charge over \u20ac100,000. MADNESS.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">Clues, and if they are telling the truth, which is impossible, as the law has yet to be published and finalised and made law. Questions to ask\u2026<\/p>\n\n\n\n<p class=\"has-medium-font-size\">Have you got certified U-value numbers<br>Airtightness numbers.<br>Uses electrical or plumbing standards Ireland won\u2019t approve, and what are the regulations?<\/p>\n\n\n\n<p class=\"has-medium-font-size\"><br>Do you have a full certified fire safety certification, burn time, etc.<br>Do you have all the calculations ready, and can we have them for approval?<br>What kind of certification, FSC , KD, or C24, are you using for certified structural timber?<\/p>\n\n\n\n<p class=\"has-medium-font-size\"><br>What kind of insulation is it? How thick is it? is it approved, and what about fireproofing? Burn time? And so many other questions you need to ask. <\/p>\n\n\n\n<p class=\"has-medium-font-size\">And for them to answer. Just a few of these will stop the sale immediately; then ask them if they have a full list of all the requirements and what law it is and if it has already been passed. It is impossible to answer, as the law has not been passed. <\/p>\n\n\n\n<p class=\"has-medium-font-size\">And lastly, will they do for free all the upgrades it will need to pass? As a company that would be suicide.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">And remember this: all your structural calculations have to be signed off on; that\u2019s each and every building, and that\u2019s a lot of work to those that do not understand this rule. <\/p>\n\n\n\n<p class=\"has-medium-font-size\">However, we do, but it has taken us months to get it perfect, and still we wait before we offer our buildings to the public because, unlike most, we want it perfect the first day, not a rethink, not a quick euro; we want to offer the best.<\/p>\n\n\n\n<ol start=\"3\" class=\"wp-block-list\">\n<li class=\"has-medium-font-size\">\u201cTake It Down\u201d Is Reality, Not Just a Threat<\/li>\n<\/ol>\n\n\n\n<p class=\"has-medium-font-size\">Mess up compliance, and your local building control can send an enforcement notice. Will I get the certificate?\u201d<br>\u201cHow does this meet the 20% renewable energy requirement?\u201d<br>\u201cWho will help me handle the Building Regulations paperwork?\u201d<br>\u201cWill you give me a BER certificate at the end?\u201d<br>If you get fuzzy answers or hear, \u201cOh, you\u2019ll sort that out,\u201d just walk away.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">\u2705 Get Paperwork, Not Just Promises<\/p>\n\n\n\n<p class=\"has-medium-font-size\">You can\u2019t take their word for it. Get the proof. Certified numbers. Actual test results. Engineer\u2019s stamps.
