OK , so lets talk about whats what. Firstly, I have written on my blog so many times about cowboy buildings, thats in all the market, shed, cabins, houses, timber frame and brick, ((( UK))) you look for the solution to a problem you might have, which is normally space, and what happens you go to the Yellow pages and pic the one that they say is the best, you then have some guy comes round, and prices up your job, in the UK any kind of construction starts from ( not shed or log ) but Timber , Brick, Brick being the one that most people jump on, then deciding it will not help much when it comes to being quick, no fuss, or mess.

So, prices….

The cost of building a 2 bedroom house in the UK is anywhere between £187,625.00 to £281,437.00 the average size is FROM 60 SQ METERS TO 105 SQ METERS, depending. ( we are not talking about quality buildings, we are talking about the mass produced crap, which are generally called starter homes, thin walls, zero ( what we consider to be nothing) insulation and the cheapest double glazing the company can find).

Most Normal houses start with a price if completely detached about £220.000, and we are not talking about a quality, amazing , superb, etc. they are OK.. Building costs in the UK start from £1,950 per square metre.

56.16 SQ METER. And the starting price is , ready , FROM £239.995 56.17 Square Meters.

This is for seriously a cheap manufactured house. I could not find anywhere how they built this house and with what, what materials and quality of them. And the problem is, it’s bunched up with loads of other houses. Are they using graded timber, or just unseasoned knotting timber, are they using quality insulation or just cheap and cheerful low grade rock wool, or some cheap foil back??

Do they love what they do, or just your money! This question I ask everyone who does any work for me, be it the mechanic or my electrician. If its for the money only, then later, find someone new who really enjoys what he does.

There is Land to be found, and there is space, and you can get planning, and you can make your house far better, cheaper costs, and almost off grid if you know what you’re doing.

All I am saying is think before you start to spend loads of money on a house that costs loads of money to run…..

And, in 2022, a cost estimation for a house is anywhere between £1,750 and £3,000 per m2.

Now check this out……… This is a build regulation that is far surpass the UK build regulations, it makes a mockery of it.

The main requirements for TEK17 are low U-values of house constructions and airtightness of the structure.

• Floor construction U-value – not more than 0,15 W/m2K
• Outside wall – not more than 0,18 W/m2K
• Roof – not more than 0,13 W/m2K
• Windows and doors (with frame) – not more than 0,8 W/m2K

We can go higher on the U value, and not for a great deal more, But! You will loose some internal space of your unit.

This way Norwegian authorities push new buildings to be energy-efficient and this way the country is leading in the world according to high standards for buildings.

This is what you should be aiming for…. But can your builder A-afford to build this kind of building, given current price levels, yes, he could if he were us, even cheaper, and Factory means Factory, and the TEK 17 build reg is way out of most people’s dreams.

Not because its super expensive, but because people just go to the wrong people to purchase their dream home.

Firstly Credit Cards, they are perfect, always pay deposits, or whatever you buy with a card, your protected.
I have said many times, that builders now are going broke, why? because they spend the profit, and keep the material cost of that month in their pocket, profit comes at the end, not beginning, remember that and you are always safe, that’s how a good business works, also work out a payment schedule, not done, not paid.

And as everything rises in price, daily, weekly, your builder’s price is gone, and a new one is to follow, or they go bust. So, what do you do…? Call us…

And now you are upsetting the man that could stop your house building, gas, and everything else you need. So before you let the media completely brain wash you, look at this picture, think, this is there because President Putin cares about his forests, and then think, if a man loves nature so much, how can he be so bad?

President Lukashenko of Belarus, now this man has grown his forest into one of the best in the planet, and we are very dependant on him for timber.
Sadly though America want as always to upset the world, which they do daily and hourly.

Next Glulam Timber, if someone tells you they use Glulam logs, you must ask them to provide you with a certificate that the glue used in any part of the building is non toxic, also that the minimum length of log which the glulam board, log was constructed from, for your cabin walls or purlins , what ever, is more than one or one and a half meters, if it is made from small bits of timber, it’s not glulam, it’s called finger jointed, and it’s made from off cuts, so it is not a structural certified log with certification.

The certificates you will need to ask for if they say that it’s glulam this and glulam that, as most of the times they lie:

A glulam Log must be manufactured to GL24 (BS11), GL28 (BS14) and GL32 (BS16) in accordance with DIN and EN norms. so if your guy says , glulam , you say prove it.

if they can not provide these, then they are lying. And it’s not glulam. It means they are selling you walls made from offcuts and not C24 and above graded timber. I am glad we got that sorted out. Please remember this.

The KI range has been copied by all, and even the images have been stolen from our website, and other manufacturers have copied our unique design. this is not a shock to us companies with absolutely no integrity, along with the dealerships just want t earn, and where they get the design or how they manufacture it does not matter to them.

So as you can see this cabin is stolen from our site, and as you can see the price for this cabin is disgustingly high, and please believe me as the designer of this cabin, roof, its a hard cabin to manufacture, the gable ends must match 100% ( Curved apexes).

Then there is ours in 44mm, but you must remember we designed this cabin that happened over many months and we paid a skilled guy to sit for hours daily,actually monthly and years, we have done this, and some back street shed manufacturer thinks its ok to steal our designs.

Pity he does not buy from a good manufacturer or that his prices match ours.

And to top it off, here we go……

His 70 mm is £6190, seriously, not surprised he earned 11.000.000 last year!

Our 70mm ex works is……£ 3648, even with vat and transport, we are still over 1000 cheaper. if you pay us the Vat, but if you buy it with a VAT number ex works you are £2542 in pocket.

But it gets better. Ready…… they are little cabins , and the differences are small, i think £500 notes is a lot, but then I am still in touch with reality.

So theft, and criminal deeds be them stealing your deposits and going bust and then being allowed to keep the websites, like Trevor Watson did with Beaver log cabins in Ireland, or Geoff Morrow stealing my images and putting them all over his website because he thinks he is untouchable, he is not. he is a thief as like the rest. And now name and shame. Going to shame them all.

You must be very wary of the 12 week waiting time scenario, companies who you think you can trust, tell you the waiting time is 12/14/16 weeks, and you pay a deposit, after that 16 weeks has elapses, they go bust! They go off line, and you will receive sorry letters, but your deposit is gone, and then you have to go back to the bank to see if its possible to get your money back, we do not have a waiting time, we are as always pre Virus 4/5 weeks, the same as it was before, and 4/5 weeks after said Virus.

So if your told to wait, be careful………………….

Please remember , 2007, many resellers went broke, pay by card. deposit and for full payment. Be clever, and be happy! Keep your distance and wear a mask!

Regarding purchasing Cabins, Timber Buildings or any item from Self Employed Dealers. Resellers,  who sell our LV or FC brand, if you went to the Self Employed Dealers, reseller,  first, please do not come to us, if you have a question, concerns please call us, but as they are resellers, we are unable to do anything legally to them regarding their prices , Please remember and do not forget a business needs earn money, we can say what we think they should be sold at, but we cannot by law demand they sell it at what we think. So, it’s always best to look at other websites, and please remember our cabins are high quality, so like for like pricing will be difficult, but there are a few companies out there that are the same nearly as ours and you can gauge if the pricing if fair or not.

I say this all the time, pay with a credit card………. It keeps you safe.

We have no claim or claims to our dealerships working practises, or who and what they do. We are not responsible for deposits they may take, and we are not responsible for broken doors, windows, or bad workmanship, fitted kitchens, bad fitted bathrooms etc, we however would like to be told this in writing so we can take the matter to the company concerned and ask them to help you with your concerns.

When we deliver a cabin to our resellers, they are the owner of that cabin, timber building etc, until they give it to you, you don’t even own it, once its delivered to you, you sign for it, but before you do, inspect it, you can refuse to sign for it if there is damage. The law is on your side, however if you have had a bespoke cabin made for you, and there are missing parts, or a broken door, you cannot return this, the company (reseller) has 28 days, or whatever his T and C’s  say in which to fix your Log Cabin. We have some amazing resellers, and they will bend over to help you have that amazing cabin in your garden.

Here is a note to everyone, only buy a cabin if your job is secure, and you can afford it, as most cabins are bespoke manufactured for you, refunds are almost impossible. So please beware of this.
