<p>But here is the twist that the cheap competitors won&#8217;t tell you: <strong>Being exempt from planning permission does NOT mean being exempt from the building regulations.</strong></p>



<p>The legislation specifically uses the word <strong>&#8220;habitable.&#8221;</strong> The moment you intend to sleep, work, or live in this 45 sqm structure, it must legally comply with strict building regulations regarding energy performance (NZEB standards), fire safety, and moisture protection.</p>
