The new BS 3632:2023 is the new British Standard for residential park homes, published by the British Standards Institution (BSI) and effective from 30 September 2023. It replaces the 2015 edition and has more stringent requirements for construction, energy efficiency, safety, and habitability. The following is a detailed explanation of its main requirements:

“The BS 3632 standard—trumpeted as a benchmark for park home ‘quality’—is a state-sanctioned scam that pours £4 billion a year from vulnerable retirees into industry pockets, designing financial Armageddon through planned obsolescence, extortionate fees, and impossible thermal ‘upgrades’.”

1. Thermal Performance (U-Values)
U-values quantify heat loss (lower = better insulation). The 2023 standard tightens requirements:
Walls: Max 0.3 W/m²K (formerly 0.35).
Floors: Max 0.26 W/m²K (was 0.35), calculated as “exposed.”
Roofs: No change at 0.2 W/m²K.
Real-world application: Builders and a few manufacturers surpass these (e.g., walls at 0.27 W/m²K, roofs at 0.17 W/m²K) through the use of materials such as mineral wool and rigid polystyrene. (Polystyrene is flammable).


2. Construction Specifications

Walls
Insulation: Improved to avoid thermal bridging. Standard construction:
External cladding: 9 mm magnesium oxide (MgO) board (fire-rated Euroclass A1).
Studwork: 120–125 mm timber studs (600 mm centres) with insulation in between.
Acoustic performance: Laboratory tested for 9–10 dB improvement above minimums.

Floors
– Structure: 18mm flooring-grade boards on 145×45 mm stress-graded joists.
– Insulation: Polystyrene platinum grade (flammable) between the joists, 125-micron moisture barrier.
– Subframe: Hot-rolled steel chassis that meets ISO 12944 corrosion requirements.

Roofs
– Structure: Timber trusses (400–600 mm centres) with dual/mono pitch.
– Insulation: 250 mm mineral wool (e.g., rock wool type insulation with an A1 fire rating).
– Covering: Steel tile systems (e.g., metal tile) over breathable membrane.

3. Windows and Doors

 Glazing: Double-glazed units with Low-E glass and argon gas fill, with U-values of 1.4 W/m²K. Triple glazing is optional.
Frames: standard uPVC (colours: white, oak, grey).
Safety:
Windows that are intended to stop falls (e.g., limited openings).
Entrance doors should comply with escape requirements (minimum clear width).


4. Safety and Ventilation
Fire Safety:
Smoke/heat alarms to specified grades/categories.
Interior doors with min. clear opening width.
Ventilation:
Trickle vents are required in all rooms.
Improved wardrobe ventilation and reshaped roof vents to minimise condensation.

Renewable Energy: Solar panels/heat pumps incorporated into design.
Identification: Serial numbers in ≥3 places for traceability.
Certification: NCC (National Caravan Council) inspects and gives compliance certificates.

There are quite a few agents/dealers in the UK- Europe that will offer you a log cabin, and call it a residential building. But the difference between the two is night and day.

A residential building, timber frame, is designed to be a 12-month a year dwelling. A single skin log cabin is not.

In certain countries where rainfall is minimal and the season is hot then very cold, then a single skin 220mm Scandinavian log cabin is great, but in some parts of Europe-UK where the weather is very damp, this kind of structure has its limitations due to rainfall.

When a company offers you a single skin log cabin say in 70mm solid timber and offers to clad the building inside, this still does not get around the moisture issue.

Today! The Floor!

We have surfed the web and have taken from 10 different Park Home manufacturers websites build statistics and an average size.

So lets begin!

Firstly the word, High Density 18mm seems to be used a lot to describe ( Chipboard ). We all use chip board, but it needs to be an impregnated and water proof, none of the Park Home Manufacturers stated this!

We then come to the Floor Joists, most companies stated that the size of their floor joists were all under 100mm x 50mm. they all stated they used stress graded timber, but did not state what grade!

Most use Polystyrene as insulation!

And 9/10 use some kind of breathable membrane which is fire and moisture retardant, to the BS 2782, the old and out dated British Standards again!

So sadly as we can see, the floor in most Park Homes sold in the UK is an absolute Joke!

What truly is a park home? Previously known in the industry as mobile homes, or the unsightly massed produced 4 berth caravans, Park homes have risen slightly in spec and quality levels since the 1990’s.

Your Park Homes should be an investment! securing thousands of pounds for the time you retire or when you need to go into full time care, or maybe leave a little something for the Kids, but really how much of your investment is safe when purchasing a Park Home?

Its quite easy to find out, just put into Google…….. Second Hand Park Homes, and you will be horrified how Park Homes drop in price. actually its staggering!! In 10 years your Park home that cost you 135.000 can be worth as little as 20.000 pounds-euros.

The question is why??? Why do Park Home Manufactures tell you that your investment is secure, but in reality it is not!

What amazes us is the way Park Home Manufactures tell our elderly and retiring about releasing equity from their property that does earn interest,  and purchasing a Park Home which sadly does not!

The Park Home Home market and the Park Homes for sale should be far more regulated than they are, as this industry is a multi Billion Pound affair.

Over the next few days we are going to high light what is wrong with this industry at length, and where Logcabins.LV will hopefully start setting standards that are so needed, and push this industry towards manufacturing better for less! Quality counts, lets forget what the pathetic guidelines are to manufacture a park home at present, and really look at how your park home should be manufactured  and the price you should be paying!

I have been told off for attacking this market so aggressively, but after looking at whats on offer, and the prices attached, my blood boiled.

If we can not look after the elderly with respect and dignity, then we should not be in business.
