What really are you buying?

The £4 Billion a year legalised theft!

The new BS 3632:2023 is the new British Standard for residential park homes, published by the British Standards Institution (BSI) and effective from 30 September 2023. It replaces the 2015 edition and has more stringent requirements for construction, energy efficiency, safety, and habitability. The following is a detailed explanation of its main requirements:

“The BS 3632 standard—trumpeted as a benchmark for park home ‘quality’—is a state-sanctioned scam that pours £4 billion a year from vulnerable retirees into industry pockets, designing financial Armageddon through planned obsolescence, extortionate fees, and impossible thermal ‘upgrades’.”

1. Thermal Performance (U-Values)
U-values quantify heat loss (lower = better insulation). The 2023 standard tightens requirements:
Walls: Max 0.3 W/m²K (formerly 0.35).
Floors: Max 0.26 W/m²K (was 0.35), calculated as “exposed.”
Roofs: No change at 0.2 W/m²K.
Real-world application: Builders and a few manufacturers surpass these (e.g., walls at 0.27 W/m²K, roofs at 0.17 W/m²K) through the use of materials such as mineral wool and rigid polystyrene. (Polystyrene is flammable).


2. Construction Specifications


Walls
Insulation: Improved to avoid thermal bridging. Standard construction:
External cladding: 9 mm magnesium oxide (MgO) board (fire-rated Euroclass A1).
Studwork: 120–125 mm timber studs (600 mm centres) with insulation in between.
Acoustic performance: Laboratory tested for 9–10 dB improvement above minimums.

Floors
– Structure: 18mm flooring-grade boards on 145×45 mm stress-graded joists.
– Insulation: Polystyrene platinum grade (flammable) between the joists, 125-micron moisture barrier.
– Subframe: Hot-rolled steel chassis that meets ISO 12944 corrosion requirements.

Roofs
– Structure: Timber trusses (400–600 mm centres) with dual/mono pitch.
– Insulation: 250 mm mineral wool (e.g., rock wool type insulation with an A1 fire rating).
– Covering: Steel tile systems (e.g., metal tile) over breathable membrane.

3. Windows and Doors

 Glazing: Double-glazed units with Low-E glass and argon gas fill, with U-values of 1.4 W/m²K. Triple glazing is optional.

Windows that are intended to stop falls (e.g., limited openings).
Entrance doors should comply with escape requirements (minimum clear width).

Hard Customers.

You know you get these days when you just want to shout and say, your design is crap, its going to fall down, and you have too many windows and its too thin, and you want it for nothing, and you want the best and you moan at the price and all the time, we, me, are thinking actually it was a we, as three of us all thought, fuck this design is dangerous and shit. But what can you say, you try and help, but all you get is the customer really not listening, and not believing because he has spent hours listening to wankers on the phone who know nothing about cabins, and boring the poor customer to suicide, and then when he actually lands on our pages and says why are you slightly more than the worst fucking company in Lithuania, I just sit back in shock and am mortified.

Log Cabins are not easy to design, and in this day and age, they are really hard things to manufacture as most of the components are hard to find, thats the quality parts, we only use quality, the cheap crap, is everywhere, most bulk mills will have containers and containers of rubbish handles and doors, and why are we not as cheap as these other mills, simple….

I do not care, my customers are important to me, if your not one of mine, then i am not loosing any sleep over if your cabin is safe, if everything is quality. if it gets to you on time, all bit and bobs with it, and making sure delivery is a pleasant exsperiance for you. And at no time allowing anyone to be rude to you. A zero free Drama way of getting a cabin, no middle men.And as more and more customers are coming direct, paying with a credit card and understanding its the best way to get the best of the best, and luckily i am speaking to people I like.

We are a British Company, we also have a British Merchant account, which you pay directly into with your visa or debit card. You are not paying into a foreign bank, which I would strictly suggest against doing, I won’t even do that. So with Factory Cabins you are getting it direct from us here in Lithuania, but the best part its paid into a UK bank.

Please remember it was us 21 years ago that put the first 40mm 5m x 5m super star log cabin onto the market, then we designed the clock house, then the twin skins and 28mm flooring and the mad thing we did was design over 7000 cabins. which means we have more designs made already than other company. It means we know our stuff.

Please look at our windows and doors and the other companies, and you will see ours are designed to last and the other companies are designed for bonfire night.
It really depends on how proud you are on what you manufacture.

A Sauna is the best thing to relax in after a days graft. So many people sit in their baths and wallow in their dirty water for an hour or so and then dry themselves off with a dirty towel and think ( I am clean) your not, you are actually dirtier as the pours of your skin opened and the dirt went slightly deeper.

I hate to be the bearer of bad news, but bathtubs are really, really dirty. One study found that staph germs, which can cause dangerous staph infections, are present in almost 30 percent of bathtubs. Another study says bathtubs are 100 times more germ-filled than garbage cans.

When manufacturing a Clock House Log Cabin, there are many things to take into account.

The first thought when manufacturing a Log Cabin is that it is built safely, and that it protects the environment. Its windows and doors are the best they can be, and that its water tight, and manufactured to be strong.

BEWARE OF THE 12-14-16 week waiting time for your LOG CABIN 2020………………………………………………………………………

A small note to the wise, in 2008 we all remember the awful recession, and in that recession a few tricks were played by certain individuals that I will not mention, who are though still trading, and the trick was this, they knew that bad times were coming, so they did something very underhanded, and as a supplier to some of these companies, we lost 100’s of 1000’s of pounds. And the Public lost a lot more.

You must be very wary of the 12 week waiting time scenario, companies who you think you can trust, tell you the waiting time is 12/14/16 weeks, and you pay a deposit, after that 16 weeks has elapses, they go bust! They go off line, and you will receive sorry letters, but your deposit is gone, and then you have to go back to the bank to see if its possible to get your money back, we do not have a waiting time, we are as always pre Virus 4/5 weeks, the same as it was before, and 4/5 weeks after said Virus.

So if your told to wait, be careful………………….

Please remember , 2007, many resellers went broke, pay by card. deposit and for full payment. Be clever, and be happy! Keep your distance and wear a mask!

Regarding purchasing Cabins, Timber Buildings or any item from Self Employed Dealers. Resellers,  who sell our LV or FC brand, if you went to the Self Employed Dealers, reseller,  first, please do not come to us, if you have a question, concerns please call us, but as they are resellers, we are unable to do anything legally to them regarding their prices , Please remember and do not forget a business needs earn money, we can say what we think they should be sold at, but we cannot by law demand they sell it at what we think. So, it’s always best to look at other websites, and please remember our cabins are high quality, so like for like pricing will be difficult, but there are a few companies out there that are the same nearly as ours and you can gauge if the pricing if fair or not.

I say this all the time, pay with a credit card………. It keeps you safe.

We have no claim or claims to our dealerships working practises, or who and what they do. We are not responsible for deposits they may take, and we are not responsible for broken doors, windows, or bad workmanship, fitted kitchens, bad fitted bathrooms etc, we however would like to be told this in writing so we can take the matter to the company concerned and ask them to help you with your concerns.

When we deliver a cabin to our resellers, they are the owner of that cabin, timber building etc, until they give it to you, you don’t even own it, once its delivered to you, you sign for it, but before you do, inspect it, you can refuse to sign for it if there is damage. The law is on your side, however if you have had a bespoke cabin made for you, and there are missing parts, or a broken door, you cannot return this, the company (reseller) has 28 days, or whatever his T and C’s  say in which to fix your Log Cabin. We have some amazing resellers, and they will bend over to help you have that amazing cabin in your garden.

Here is a note to everyone, only buy a cabin if your job is secure, and you can afford it, as most cabins are bespoke manufactured for you, refunds are almost impossible. So please beware of this.

What is an insulated timber frame garden room, because there seems to be a mass confusion on this subject generally throughout this industry.

Now there are many kinds of Insulated Timber Frame Garden Rooms, there are solid log cabins that are insulated internally and if you get a company that really truly knows what they are doing, ( how to put up false walls that move with the cabin shrinking) and are not using quick grown pine as the cabin body as this will shrink and the internal wall will crack and break before long, then your OK, then there are twin skin glulam cabins which are the best choice, as you can either twinskin them and add huge amounts of insulation between the walls also hide the wiring and services, pipes etc, and the shrinking is minimal.

OK.. Insulated means, insulation, but what kind of insulation should you use, and what kind of stud wall, or log would suit your budget the best. And this word budget seems to be the most dirtiest word in the business.

I have asked many customers what’s their budget, and they always say, OK, 99.9% of them say, I do not know, and this makes me smile, because i know that their thoughts are that if they say 20, 30 or even 70.000 we are going to take advantage of that and try and get as much from them as possible, and as I said it makes me smile, it also makes me angry slightly, because not all of us are crooks, and we need to know budget because we have a Massive Selection of different kinds of buildings available that would suit their purpose, but all come at different levels of pricing, we are also very busy people, all of us, customer and manufacturer, and offering this and then that and then this and then that, just takes up time and eventually we find out 90% of the time what they wanted was so far out of their budget the whole exercise has been a waste of time both ends. So it is helpful from first call, to tell us how much you want to spend, and what size of a building you are looking for and we will try our very best to get the into your garden or field, camping site, Holiday park the building or buildings you desire to price.

There are so many choices, but the best in my books is a Timber Frame Garden Insulated Office each and every time, as it takes very little time to erect, and when its finished it looks amazing and it really is insulated, quality and without doubt the best choice.

There are many many companies offering timber frame buildings for the garden, but the ones you must stay clear of are the ones that build it from scratch in your garden, you must only purchase made panels that are weather tight and if it rains will not hurt the interior of the build in any form., you do not want your building to rot from the inside out.. Fungus and rot are harmful to your health and are unseen if covered with plaster board.

Warning to all those thinking they are purchasing a Residential log cabin, 99.9% of the stuff sold on the internet by most cabin companies is Not Residential.. Please read this blog!

The word residential is used by most cabin companies that are based abroad, and do not really understand the word residential cabin!

A residential cabin must be built either to the BS3632 or to full building regulations with full structural calculations. If the cabin has neither and is built to neither then it is just a common garden cabin, no more no less! It may have cost a huge amount more because the word residential was attached which makes you think!! Arrr Dwelling!!!

Too many companies from the Baltic’s, and Scandinavia use the terminology Residential Log Cabin to proclaim that their flimsy 44mm log cabins are fit for human  habitation, they are not!

These cabins are not structurally sound and are not fit for purpose.

So when purchasing a Residential Log Cabin, be it glulam, or solid, timber frame, or hand made Norwegian log, make sure that what you are purchasing is truly a building fit for purpose, and that it is manufactured to either the BS3632 of full build regs.

There is no gray area here, it either is, or is not!!! THAT’S IT!

Secondly, a word of warning to the Public.

If you purchase a Log Cabin that looks like most dreadful caravans, and you think the planners will allow you to keep it, as its within the guidelines of size and shape, then take note, they won’t.

The BS3632 is quite stringent (even though it is the worst British Standard ever dreamt up) about ventilation, how the roof is assembled, pitch, and the way the body is assembled, and and and!

So if you are thinking of purchasing a Residential Log Cabin talk to the people that really know what’s what, and also who offer realistic pricing.

As we say in the industry, it’s easy to buy cheap, but you buy twice if you do!

So do not get tempted to buy a cabin from the web with the word residential attached, as 99.9% are nothing but glorified garden cabins. And most a terribly built, awful designed, and last 3 years.

And lastly, if you do try and get away with buying a cheap cabin that looks like an awful static caravan, in the hope that your local building inspector might give you a squeeze and let you keep it up, and he does not! Then do not go crying foul to the credit card company about the log cabin company misleading you!
