Part I: The Birth of an Industry — How FactoryCabins.com Built the UK Log Cabin Market (2003–2026)

In 2003, the UK had no dedicated log cabin manufacturers. There were timber framers, garden shed builders, and a few Scandinavian importers — but no one designing, engineering, and manufacturing log cabins *for the British climate*, using British standards, and respecting the physics of solid timber construction. One Cabin was the Clock House, our design.

We started small: a single workshop in rural Lithuania , with two carpenters, hand engineered notching machine, and a dream. Our first cabin? A 3m x 3m garden store — tongue-and-groove spruce, 44mm logs, fairly good notches, and a roof designed to shed rain *and* snow. It wasn’t glamorous. But it stood firm through 6 winters, zero rot, zero warping.

What set us apart from day one was our obsession with *movement*. Logs move. They shrink. They twist. They settle. Any builder who ignores this is building a time bomb.

The UVPC Scandal: Why Plastic Windows Have No Place on Log Cabins

Let me be unequivocal:

**UVPC (uPVC) windows and doors do NOT belong on log cabins.**

Here’s why — and this is physics, not opinion:

Log cabins settle vertically by 3–8% over the first 12–18 months (depending on log thickness and moisture content).

uPVC frames are rigid. They do not flex. They do not accommodate movement.

When the log wall shrinks *around* a rigid uPVC frame, stress concentrates at the corners → cracks form → seals fail → water ingress → rot begins.

Within 2–3 years, 70% of uPVC-fitted cabins show visible gaps, fogged double glazing, or jammed sashes.

We tested this ourselves — in our own lab, with accelerated settling rigs. We fitted identical cabins with:

Option A: High-quality joinery-glulam timber windows (our standard)

Option B: uPVC windows (industry “budget” spec)

After 18 months of simulated settlement:

No innovation. No improvement. Just higher prices — justified by slogans like “Luxury Edition,” “Designer Range,” or “Handcrafted Excellence.”

Meanwhile, our warranty? **20 years** — conditional on basic maintenance (clean gutters, keep foundation dry, re-treat external timber every 3 years). Not 10 years. *20.* Because if you treat a log cabin like a house — it will last like one.

Most others offer 10-year warranties — knowing full well that by year 11, the cabin will likely be leaking, warping, or suffering condensation damage due to poor design. Windows and Doors falling apart, It’s not a warranty — it’s a *time-limited liability cap*.

We’ve seen it too many times: A customer calls us in Year 8, frustrated because their “premium” cabin is rotting at the base. We help as much as we can, its normally windows and doors, or the bottom logs have rotted away. Windows and doors we can help  with, but rotten logs , impossible, sadly.

1. Timber Specification — It’s Not Just “Spruce”

**Species**: Norwegian Spruce (Picea abies) is ideal — straight grain, low resin, stable. Avoid “mixed softwood” or “Eurasian timber” — vague terms hiding inferior species.

**Moisture Content**: Must be 16–18% *at time of assembly*. Air-dried timber (20–25% MC) will shrink excessively post-installation — causing gaps, leaks, and joint failure.

**Kiln Drying**: Non-negotiable. Air-dried logs retain sapwood — prime breeding ground for fungus and beetle larvae.

We test every batch. We reject 12% of incoming timber — even if it means delaying orders.

2. Log Profiling & Joinery

Our CNC machinery notches with absolute precision time and time again first of all the cabin is made using cad, then those plans are entered into the CNC machines, however before we start cutting the cabin we send you the plans it is that this stage that you can change or alter something, once you are satisfied you sign off the plans and we begin the process of manufacturing the cabin, quick and easy, no mistakes.

3. Flooring — Where Most Fail

Windows & Doors — Our Crown Jewel (and Why 99.9% Fail to Copy It)

This is where we draw the line — and where imitators consistently fail.

Our windows and doors are built in-house, using:

Glulam frames** (laminated spruce, 7-ply, finger-jointed)

Sealed gaskets** (EPDM rubber, not PVC)

German-made locking mechanisms**: Winkhaus, Siegenia, Roto — tested to 100,000 cycles

Tempered double-glazed units** (4-16-4), argon-filled, low-E coated, and toughened as standard.

Stainless steel hinges** (not zinc-plated iron — which rusts in 18 months)

Why do 99.9% of copycats fail?

A solid timber frame *will* twist as the cabin settles. Ours doesn’t — because the layers counterbalance each other.

Try finding a competitor who publishes their window spec sheet. Most won’t — because they can’t.

Yet most companies still sell 44mm single-skin cabins with no insulation, calling them “energy efficient.” They’re not. They’re thermal sieves.

Part IV: The Dealer Crisis — Why We Terminated 97% of Our Partners

Let’s address the elephant in the room: **Dealerships**.

In our early years, we relied on dealers — local businesses who knew their communities, could provide installation support, and offered after-sales service.

By 2019 , we had 50/60  active dealers across the UK-Wales-Scotland-Holland-Europe

By 2020, we had **2**.

Why?

Reason #1: Systematic Overcharging and stealing !

We discovered dealers inflating prices by 50–100% — then blaming *us* for “high factory costs.” One dealer in Manchester charged £22,500 for a cabin we sold him for £9,200. When confronted, he said: *“Customers expect to pay that — they think it’s premium.”*

We terminated him.

We decided to sell direct. No more killing our brand and hard work with sadly thieves.

Reason 2: Theft & Fraud

Yes — theft. From *customers*.

Case study: A dealer in Yorkshire took deposits from 14 customers (£68.000 total) for cabins “in production.” The cabins never existed. He used the money to pay personal debts. When customers called us, we reported him to the police — he was later sentenced.

We also reported him to Trading Standards.

Another case: A dealer in Scotland substituted our 70mm twin-skin cabins with 44mm single-skin knockoffs — same packaging, same branding. Customers received cabins that leaked in rain and froze in winter. We sent engineers. Found the fraud. Terminated. Prosecuted.

And let’s be clear: **There are no significant log cabin factories in England.** None. Zero.

Why? Because England has no commercial forests suitable for structural timber. The UK imports 85% of its softwood — mostly from Scandinavia and the Baltics and sadly the Baltics is mainly Pine, too many knots, young trees, and small in diameter,. So when a company claims “Made in England,” they mean: *Assembled in England from imported parts.* Often with Chinese-made hardware and cheap timber.

We manufacture in Lithuania — But we manufacture only with Swedish Spruce.

Buying from a “UK factory” dealer? You’re paying for logistics, not quality.

Part V: The Consumer’s Survival Guide — How to Spot a Real Cabin

You’re overwhelmed. You’ve read 10 websites. Seen 50 videos. Still don’t know who to trust.

Here’s your actionable checklist — proven over 23 years:

 Insist on Window/Door Specifications

Ask: *“Are windows joinery glulam or solid timber? Who manufactures the hardware? Please send photos of exactly what I am buying.

If they say “uPVC” or “premium composite” — run.

Request 4 Independent Customer References

Not testimonials on their site. *Real people.* Ask:

When did you receive your cabin?”

What issues have you had?”

Have you needed repairs? Who did them?”

Would you buy from them again?”

A 20-year warranty that requires *only* basic maintenance (gutter cleaning, no standing water, re-treatment) is credible.

So when your picking a log cabin be smart….. Your money was hard to come by, spend it wisely. In the land of sheds and cabins , lies are told more than truths.

Hi everyone, OK, just a quick Note, so when you ask you will not be upset by my answer.

You want plans, photos and you can not even give me your phone number, well you know what I am going to say. I have so many stupid people call me and tell me they are going to build a camping site, and please can they have our in depth technical drawings of our amazing high quality top of the line camping pods, or our insulated passive housing, what ever, and then they submit that to the council, council say yes because the quality is so exceptionally high, also with safety at the forefront , and the product we offer does not look like a load of chicken sheds on a hill side of natural beauty, and then once the council looks at us they say yes, and then the Holiday Camping site Entrepreneur buys cheap crap, and saves himself 1000’s and puts all your lives at risk.

So we now say no, and no its going to stay, so if your calling me for a plan, it will cost you now a few pennies and you must offer a land line and mobile number. otherwise buy the crap from someone else.

Heres an example of a company that lies and cheats.

This joke of a company do not have my permission to sell my cabins, or use my images, but, Skinner Sheds are a law to themselves. but check out their pricing and they want to sell you a second hand cabin for £2000 more than a new one from us.

Skinners, again stealing our drawings, art work, design, and then over pricing you by ££££££££££££££££££ and its an ex display model! 11.879.00 for a second hand building. Wow, and his windows and doors are shocking, plus ex display means, shrinkage, water damage and stains. all equals, Rubbish for that price.

Yep, this is ours, ours alone, Skinners stole the art work as I said, and he is trying to steal from you £2000 plus with his price, however our cabin to you will have will have amazing windows and doors, his are sadly shed quality, his customer service is like talking to HSBC, and to top it off, his timber is Baltic, he purchases his cabins from a very good high volume mill, but it is a bulk mill, nothing fancy, nothing to write home about. The owner , cool dude, and he makes lots and lots of cabins, who he sells to everyone. Everywhere.

BEWARE OF THE 12-14-16 week waiting time for your LOG CABIN 2020………………………………………………………………………

A small note to the wise, in 2008 we all remember the awful recession, and in that recession a few tricks were played by certain individuals that I will not mention, who are though still trading, and the trick was this, they knew that bad times were coming, so they did something very underhanded, and as a supplier to some of these companies, we lost 100’s of 1000’s of pounds. And the Public lost a lot more.

You must be very wary of the 12 week waiting time scenario, companies who you think you can trust, tell you the waiting time is 12/14/16 weeks, and you pay a deposit, after that 16 weeks has elapses, they go bust! They go off line, and you will receive sorry letters, but your deposit is gone, and then you have to go back to the bank to see if its possible to get your money back, we do not have a waiting time, we are as always pre Virus 4/5 weeks, the same as it was before, and 4/5 weeks after said Virus.

So if your told to wait, be careful………………….

Please remember , 2007, many resellers went broke, pay by card. deposit and for full payment. Be clever, and be happy! Keep your distance and wear a mask!

Regarding purchasing Cabins, Timber Buildings or any item from Self Employed Dealers. Resellers,  who sell our LV or FC brand, if you went to the Self Employed Dealers, reseller,  first, please do not come to us, if you have a question, concerns please call us, but as they are resellers, we are unable to do anything legally to them regarding their prices , Please remember and do not forget a business needs earn money, we can say what we think they should be sold at, but we cannot by law demand they sell it at what we think. So, it’s always best to look at other websites, and please remember our cabins are high quality, so like for like pricing will be difficult, but there are a few companies out there that are the same nearly as ours and you can gauge if the pricing if fair or not.

I say this all the time, pay with a credit card………. It keeps you safe.

We have no claim or claims to our dealerships working practises, or who and what they do. We are not responsible for deposits they may take, and we are not responsible for broken doors, windows, or bad workmanship, fitted kitchens, bad fitted bathrooms etc, we however would like to be told this in writing so we can take the matter to the company concerned and ask them to help you with your concerns.

When we deliver a cabin to our resellers, they are the owner of that cabin, timber building etc, until they give it to you, you don’t even own it, once its delivered to you, you sign for it, but before you do, inspect it, you can refuse to sign for it if there is damage. The law is on your side, however if you have had a bespoke cabin made for you, and there are missing parts, or a broken door, you cannot return this, the company (reseller) has 28 days, or whatever his T and C’s  say in which to fix your Log Cabin. We have some amazing resellers, and they will bend over to help you have that amazing cabin in your garden.

Here is a note to everyone, only buy a cabin if your job is secure, and you can afford it, as most cabins are bespoke manufactured for you, refunds are almost impossible. So please beware of this.

Now i have had a long hard road and battle with my dealers over the years to not be greedy, and only a very small few listened to me, and these girls and guys i have kept and they do my bigger builds, and assembly etc, because I respect their family values, everyone who knows me knows i hate liars, crooks and thieves, the public must be treated like family, i always say this, then the dealer spoils everything by spending his profit before he has the cabin delivered, or even ordered, and then problems, and as the recession comes closer and closer i am looking at the market and i can see who is not to be trusted, if they say they can not deliver and please pick it up, it means they are getting rid of drivers, which means money is tight, and their overheads are too high, everyone who has my cabins, pods, timber frame, what ever, sauna barrels, hot tubs etc, and i really love my timber frame houses, as i love to design and i love to get phone calls with people screaming down the phone in delight with their new house, cabin, or pods and telling me how amazing they are, that makes my life worth living, yes money helps, but in life her-his family is the strength , not how much we have in our pocket which is why everyone is treated fairly and like family. and that’s why our quality is amazing, if you are looking for a high quality, low priced log cabin , camping pod, laminated cabin or a timber frame house, please speak to me” EX Works Pricing is the New Beginning, make a massive saving with a phone call”.

So how does it work, Simple, we, sell everything EX Works Lithuania. I was told off today for swearing, sorry Mr Customer, but the British have been ripped off so badly by their so called friendly neighborhood dealers for years, and the amounts you pay for your cabins now, are sadly grand theft in every way, and when you start comparing our low low, low, low prices that will eventually cover Factory Cabins from top to Bottom, our pricing will shock you. Many unscrupulous companies have stolen our DF range imagery and added them to their websites, do not be conned.. Please tell us who they are.

So why have we done this, well it’s simple, we the mills this time round will make sure that no customer loses his/her money when the recession does actually hit us in a few short months, which it will, ( be sure of that) if you look at how many companies in 2007 went bust, and then restarted and owed customers money, and are now under new trade names and trading now, you would be even more shocked, and they are sadly the leading brands, Even us the mills were owed 100.s of thousands, it was then after 2007 that we all stopped giving credit the UK dealers in full. There was no more factoring with banks etc. Sadly the UK dealers destroyed the trust of banks and mills alike.

How many of the companies in the UK went bust in 2007, it’s a long time ago, but to me it was like yesterday, and our dealers were ordering lots and lots of cabins, and then ” whoops” our dealers then said they could not pay their invoices,” surprise’ surprise” which is what always happens when you give credit or trust someone ,even with contracts in place etc, especially in this market, as its fickle and most UK companies have huge over heads, and go bust very very quickly when the customers stop coming in, and the next thing you know, your told sorry, we have gone bust and speak to the bank, the bank say sorry and you lose your money.

Sadly in the UK going bankrupt and restarting again is too easy, but you the customer, are left high and dry, and i saw this before in 2007, and i helped personally many customers get their money back and their cabins delivered.

Also the market slowed down to a crawl because the dealers were upping their prices to try and stay afloat, to pay their Garden Centre rent and staff, and eventually they went bust, and customers lost their deposits and cabins and dreams.

So why have we decided to go ex works, simple, we will not let our hard work be spoiled by greedy individuals who have lived the high life and think that you the customer would never buy, purchase a cabin ex works, they think you the customer will only buy from them, because you trust them, they are after all local, they know your area, and they are British and you trust them. Well! I am British and you can trust me, and i can honestly say the prices in the UK will come down, to my level, and quality and cost will be on par, i do not sell crap, unlike 90% of the companies out there. 28 mm Log Cabins

Over many, many years I have stated more than once, and a few of you will say out there I have said it more than that, that 28mm log cabins are crap.

Then low and behold, 3 weeks ago I changed my mind. ( this came as a shock)..

A friend of mine contacted me and asked me to visit his production of new 28mm log cabins.

Sadly, all the 28mm log cabins I have ever come across normally manufactured in an old building, with old machines, using cheap timber, and have badly constructed windows and doors.

So with this in mind, I went to visit my friends mill, with a preconceived idea that what I would find would be rubbish.

I can honestly say, the timber was some of the best I have ever seen.

Northern Russian Pine, amazing quality, hardly any knots, planed and profiled (double tongue and grooved).

The windows and doors were good quality, and the finish was I think as good as our 45mm cabins.

The pricing on these units was incredible and I know that the UK market will eat them up and demand more.

I have waited nearly 14 years to find a manufacture that actually cares about how to produce a quality 28mm log cabin.
